Baner sits between the Mumbai-Pune bypass and the Pashan hills. It grew from a village into a mixed district of premium towers, cafes, co-working floors and a busy high street along Baner Road and Pan Card Club Road.
Its pull is access: Aundh and the university are a short drive east, Hinjewadi's offices are reachable by the Baner-Balewadi corridor, and the Hinjewadi to Shivajinagar metro line, reported to open in November 2026, runs through the area.
That convenience is priced in. Baner asks a premium over Wakad and Ravet, and weekday traffic on Baner Road and at the Pashan Link junction is the price of living close to everything.

How these figures are worked out
Yield is yearly rent divided by asking price for each home, on carpet area for both; the figure shown is the median of 9 homes. It is gross: before maintenance, property tax, vacancy and stamp duty. Portals often quote built-up area, so their per sq ft prices run lower than ours for the same home.
Wakad is closer by distance and cheaper per sq ft, but both depend on the same congested roads. Baner gives the better social infrastructure and a bypass-side route; Wakad gives a lower rate and quicker access to Hinjewadi Phase 1. Time the drive at your own office hours.
Reports in late October 2026 pointed to an opening around 3 November, but the line had slipped several times, so confirm the date before relying on it. If it runs as planned, Baner gains a rail link both to Hinjewadi and to Shivajinagar.
Low-lying stretches near nullahs and the Pashan side see short waterlogging in heavy rain. Ask the builder where the project sits relative to the nearest stream and whether the society has a stormwater drain.
The Pan Card Club and Sus Road side is greener and calmer; Baner Gaon and the main road are busier and noisier. Visit at 6 pm on a weekday to judge it.
Demand comes mainly from IT professionals, so rent per sq ft is among the higher ones in west Pune; check our yield figure above, which is gross and estimated.
The typical asking price is ₹12,666 per sq ft of carpet area, the median of 9 residential homes on PropMatters. That is close to the typical Pune locality (₹13,182). Portals often quote built-up area, so their per sq ft figure for the same home is lower.
Homes listed on PropMatters in Baner currently range from ₹54.64 lakh to ₹15.65 crore. The spread reflects configuration, project stage and floor. The most common listings are Retail Space, 3 BHK and 2 BHK.
A gross 3.48% a year, in the middle half of Pune. Gross means yearly rent over asking price, before maintenance, property tax, vacancy and stamp duty, so the figure you keep is lower. Rent is about ₹36.7 per sq ft a month.
Of 17 homes listed, 10 are under construction. 10 under construction, 6 nearing possession and 1 ready to move. Ready homes can be rented out at once; under-construction ones usually cost less per sq ft but carry delivery risk, so check the RERA record.
Bavdhan (₹10,750 per sq ft) ask less than Baner's ₹12,666. Compare commute and social infrastructure, not price alone.
