01What PropMatters Is

PropMatters is a zero-brokerage real estate marketplace. We connect property buyers directly with verified developers and builders across India. We are not a real estate agent, broker, or party to any transaction between you and a developer.

Our role is to help you discover properties, compare options, and get in touch with the right people. The actual buying, selling, or renting happens between you and the developer or builder — not through us.

02Your Account

To use certain features, you'll need to create an account with your name, email, and phone number. You're responsible for keeping your account secure — don't share your login details with anyone.

If you notice any unauthorised activity on your account, let us know immediately. We reserve the right to suspend accounts that we believe are being misused or are violating these terms.

03Property Listings

We work hard to verify every listing on our platform. However, property details — including prices, availability, floor plans, and amenities — are provided by the developers and may change without prior notice. Always confirm details directly with the developer before making any decisions.

Images, renderings, and descriptions are for illustrative purposes and may differ from the final product. PropMatters does not guarantee the accuracy of third-party content.

04Enquiries & Communication

When you enquire about a property or schedule a visit, your contact details are shared with the relevant developer or builder so they can assist you. This is the only time your personal information is shared with a third party for the purpose of fulfilling your request.

We may send you transactional messages related to your enquiries — such as visit confirmations or developer responses. You can opt out of non-essential communications at any time.

05Zero Brokerage Promise

PropMatters does not charge brokerage fees. Our revenue comes from developers, not from you. You will never be asked to pay a commission or finder's fee for using our platform to find or enquire about a property.

06What We Don't Do

To be clear about the boundaries of our service:

• We don't buy, sell, or rent properties ourselves.
• We don't provide legal, financial, or tax advice. Please consult a qualified professional for those matters.
• We don't guarantee that a property will be available, at a specific price, or that a transaction will complete successfully.
• We don't verify the legal title or ownership of properties — that responsibility lies with the buyer and the developer.

07Your Conduct

We ask that you use PropMatters respectfully. You agree not to:

• Post fake or misleading information.
• Use the platform to spam, harass, or mislead other users.
• Try to access parts of the platform you're not authorised to use.
• Copy, scrape, or republish content from our platform without permission.
• Interfere with how the platform works or attempt to bypass security measures.

08Content on the Platform

All content on PropMatters — including text, images, logos, and software — is owned by us or our licensors and is protected by intellectual property laws. You may browse and use the platform for personal purposes, but you may not copy, redistribute, or commercially exploit our content without written permission.

09Limitation of Liability

We do our best to keep PropMatters accurate and reliable, but we can't promise it will always be error-free or uninterrupted. To the extent allowed by law, PropMatters is not responsible for any loss or damage arising from your use of the platform — including but not limited to decisions you make based on property listings, delays in service, or unauthorised access to your data.

10Indemnity

If your use of PropMatters causes a legal claim against us by a third party (for example, if you violate these terms or misuse the platform), you agree to cover our reasonable costs and expenses related to that claim.

11Termination

You can stop using PropMatters at any time. If you'd like to delete your account, reach out to us and we'll take care of it. We may also suspend or terminate your access if you violate these terms, with or without prior notice.

12Changes to These Terms

We may update these terms from time to time. If we make significant changes, we'll let you know by email or through a notice on the platform. Continuing to use PropMatters after changes are posted means you accept the updated terms.

13Governing Law

These terms are governed by the laws of India. Any disputes arising from these terms or your use of PropMatters will be subject to the exclusive jurisdiction of the courts in India.
