Pimpri Chinchwad is run by its own civic body, the Pimpri Chinchwad Municipal Corporation, and was laid out around the MIDC industrial belt at Bhosari, Pimpri and Chakan. Auto and engineering plants employ a large share of its residents, which gives the area a steady rental base that does not depend on the IT cycle.
The older core around Pimpri, Chinchwad and Akurdi has wide roads, rail access and mature markets. Newer pockets towards Ravet, Tathawade and Moshi trade that maturity for larger flats and more projects under construction.
Pune Metro's Purple Line already ends at PCMC, so a Pimpri address is a direct ride to Shivajinagar and Swargate without a car. The line is being extended to Nigdi.

How these figures are worked out
Yield is yearly rent divided by asking price for each home, on carpet area for both; the figure shown is the median of 23 homes. It is gross: before maintenance, property tax, vacancy and stamp duty. Portals often quote built-up area, so their per sq ft prices run lower than ours for the same home.
It has its own municipal corporation (PCMC), separate from the Pune Municipal Corporation, even though it sits in the Pune metropolitan region. Property tax, water and building permissions come from PCMC, and Pune Metro links the two.
No. The Purple Line currently ends at PCMC. The extension to Nigdi was under construction as of August 2026, with commuters expecting it around 2027; an onward Nigdi to Chakan corridor has been approved in principle. Treat dates as plans until Maha Metro announces them.
Pimpri Chinchwad gives you metro, rail and mature civic infrastructure at a lower price per sq ft. Wakad has newer townships, wider internal roads and quicker access to Hinjewadi, but relies on the bypass and has no metro of its own yet. Test your daily route at peak hour before choosing.
It varies by street. Pockets next to MIDC units and the Pimpri bridge see more dust and traffic fumes than the tree-lined sectors in Akurdi and Nigdi Pradhikaran. Visit at a weekday rush hour and ask residents about the nearest industrial plot.
Property tax is assessed by PCMC on the built-up area and use, and water supply is scheduled by the corporation. Ask the builder for the occupancy certificate and the PCMC water connection status before you take possession.
Chakan was once floated as the second airport but the plan moved to Purandar, south-east of Pune. Pimpri Chinchwad is on the opposite side of the city, so it benefits only indirectly, through the ring road and metro plans. Pune's existing airport at Lohegaon remains the practical one for now.
The typical asking price is ₹13,810 per sq ft of carpet area, the median of 23 residential homes on PropMatters. That is close to the typical Pune locality (₹13,182). Portals often quote built-up area, so their per sq ft figure for the same home is lower.
Homes listed on PropMatters in Pimpri Chinchwad currently range from ₹35.70 lakh to ₹6.00 crore. The spread reflects configuration, project stage and floor. The most common listings are Retail Space, Office Space and 3 BHK.
A gross 3.22% a year, in the bottom quarter of Pune. Gross means yearly rent over asking price, before maintenance, property tax, vacancy and stamp duty, so the figure you keep is lower. Rent is about ₹37 per sq ft a month.
Of 53 homes listed, 50 are under construction. 50 under construction, 2 nearing possession and 1 ready to move. Ready homes can be rented out at once; under-construction ones usually cost less per sq ft but carry delivery risk, so check the RERA record.
Dhanori (₹10,000 per sq ft), Charholi (₹10,442 per sq ft) and Ravet (₹10,549 per sq ft) ask less than Pimpri Chinchwad's ₹13,810. Compare commute and social infrastructure, not price alone.
