Nice 22 storey 3-4 BHK residential scheme in Mundhwa, Pune. The construction is in progress for a few wings. Podium floor amenities are provided by the builder. 2 basements are available for parking. Units Possession has been delayed drastically by the builder based on the promised timeline. It has been reported that the builder didn't allow anyone to visit the site since long time till the full building was ready and a few things didn't go well as they promised verbally. Anyone who is interested in this project, kindly ensure the written commitments only from the builder.

Overall a good experience with the CRM team(Pushkar Tone). The quality of construction and tile work provided is excellent. They have a good after sales team.

Mantra has after support team has parallel rera as follows which has own rule. They tweak the things with legal that you cant do anything but curse yourself that why we booked with such builder. 1. We can not visit our flat until full payment is done 2. Payment should be done only in seven days after demand. We have paid penalty just we missed one day in our last demand it was 1.5 lakh. I am suing them for this as rera says it should be 21 days after demand 3. They sign some documents where we have to give consent that we are ok for making changes and agree with builder. 4. They charge maintenance even before possession 5. They sell ground floor parkings to outsiders and do not tell us until flat owners know 6. Their all material is of poor quality 7. Dimensions of external amenities are of half size than shown in any of their layouts 8. They change layout of amenities without telling flat owners. 9. They don’t tell about mhada till agreement. 10. They take your 95 percent money 2 years before and then keep you high and dry for 2 years stating slabs to bane hai na uska paisa liya hai 11. Their contractor left the project as builder did not paid them. 12. The main contractors are friends of one of directors hence they can not do anything 13. There is no care@mantra team to help it is for name sake. 14. There are leakages to floor, and very low quality fittings and switches 15. They ask for final 5 percent and maintenance for 2 years with some more deposit which was never agreed and do not work on your flat until everything is paid. 16. They say we will make flat ready in 21 days once last payment is done but they delay possession for 2 months and when asked for compensation they say kar lo jo karna hai nahi denge aur flat bhi nahi denge. In nutshell, Stay rented whole life or buy flat from 2 story home but not this builder.

Avoid staying here event on rent. Basic amenities are missing or inconsistent and rent is sky high. There are various issues in the premises that are unresolved after so many escalations. 1. Evergoing issues with Lifts. Every single day the lifts go haywire at least 5 times. People getting stuck in the lifts is common now and this issue is not addressed despite multiple escalations. 2. Builder has not provided basic facility like a provision for Inverter backup. The basic wiring is missing. 3. Water outages are everyday hastle. You enter the bathrrom and find out no water when you are in the middle of activity. Water is hard water and no sign of corporation water as promissed. 4. There is a pub right in front of the residential premises and on weekends loud music continues till midnight. 5. Stray dogs enter the building on daily basis and hunt for food in the dustbins. As a result the garbages gets spread everywhere in the coomon lobby. 6. Power outages happen at any moment. Even at midnight or early morning as well. Whereas all the neighboring areas are seen well lit during the outage.
