Visited Adani Airica recently and was quite impressed with the overall planning, scale, and premium feel of the project. The development gives a strong first impression of a thoughtfully designed residential community with a good balance between modern living spaces and open areas. Project Planning & Layout One of the most noticeable aspects is the spacious layout of the project. The towers appear well positioned with good breathing space between them, and the presence of landscaped areas adds to the overall sense of openness. The planning seems focused on creating a comfortable residential environment rather than making the development feel crowded. Sample Flat Experience The sample flat gives a clear understanding of the space planning and layout. The rooms feel practical and well proportioned, making them suitable for everyday living. Final Thoughts Considering the planning, brand reputation, wellness amenities, and the future potential of the location, my friends and I decided to book here. It will be interesting to see how this project develops over time and evolves into a vibrant residential community.

It was worst experience there with closing manager Shubham. I pre informed I would be reaching at around 6:30 pm on date 29th June 2026 and I was there at around 6:40 pm. No one attended the client and client had come from far away after pre informing to get best price and close deal and was a genuine client. He said he left just site without proper reasoning even without informing me. This is what Airica customers are treated before sale then what will be will consequences after booking. The brand value will depreciate eventually and channel partners will stop bringing new customers to the project if this issue persists. Somebody has to take serious action against Shubham and I am not bringing new bringing any new clients there anymore because it affected my reputation as well. PLEASE DONT BOOK IN THIS PROJECT!! Bad treatment here! Go to their competitors instead. If there would be 0 star rating option I would have given that because of this.

PROS✅; Project seems Good. Lots of Army/Navy establishments and units around the project which ensures safety and greenery around the project. Air Purifiers Stambh (SpaceX-AI📡) within the property. From religious point of view - Mahadev temple already in premises. Proposed ISKON temple🏰 inside property, as informed. Church and Gurudwara are also nearby. Chota Sabrimala temple on hills just opposite property in Naval Area, a must visit. Project is spacious, low density. Best part completely M(🦧) free. Connectivity -Metro 🚇 station just outside, two 🚂local stations nearby. Hill view and creek view from higher flats will be stunning. Proposed Hospital 🏪🏥 between Mahindra land parcel and this Adani Airica property. Future- Lots of IT Companies around this area, so future rental yield will be around 75K to 90K, during the time of possession✍️. Do meet Siaa Chandorkar for better understanding of this project🙋. CONS❎; Work is going at extremely slow pace, one will hardly see any workers around. Project launched in around March-2024, but so far hardly reached podium level in March-2026, higher management must intervene to expedite the construction activities🔋. The project is on lease and not a free hold land parcel🚧. Prices are way too high as compared to other projects in this area🪷. LBS Marg always choked due to tempos🛺 and taxis 🚖both are allowed in this area, so bottle neck in peak hours.

Project is one of the landmark projects in the entire Kanjurmarg area. It’s a green and clean project. Our family members booked two flats in this prestigious township. But unfortunately the construction work is going at extremely slow pace. The surrounding residential projects which have started after this project are at more advanced stage some are at verge of completion. We are seriously concerned whether they can deliver the project by 2029 or not. Fingers crossed.

The location is good. The flats are ok. Metro station at door step. Local Stations very nearby. The best part is out of all the township in row at the same location like Lodha is just opposite, Mahindra lifespaces and Runwal adjoining this project. Out of all only Adani Airica initiated and planned to construct ISKON Temple inside the project, as informed to me by their sales team. The project is not fish market like nearby projects, they will have only 5 buildings in this project. Last but not the least, if you are planning to buy the flat in this project then do meet their best CRM Miss Siaa Chandorkar, whom I found most genuine, practical and person who is seriously aware about the project and its timeline.
