I would strongly advise to think 100 times before investing in this project or if given option do not invest. My experience has been highly disappointing across multiple areas:
1. Brand & Customer Relations -
Brand ADANI is just big name. Project lacks quality, accountability, and professionalism. The CRM team is just for name completely unresponsive, discourteous and treat customers very badly. CRM team is not really doing work of providing customer complaints to senior mgt or senior mgt is not really care about customers.
2. Construction Quality Issues -
Several units have serious seepage problems, very bad quality construction as well as fixtures are cheapest. There is little oversight or quality control, and customer concerns are always not listened and not acted.
3. Work Standards & Transparency -
The project execution is incomplete, poorly managed, and reflects substandard workmanship and tremendous delays. The environment feels opaque, with very limited transparency in processes or communication. Many commitments are not fulfilled. Getting money from customer, Adani team is very prompt. Management has used customer money and provided low standard final product very much delayed.
4. Commitment - No time commitment, no quality commitment, no customer commitments only money commitment.
In short select other builder or other scheme and reduce your hassle.
DO NOT JUST GO BY BRAND. NO USE OF BIG BRAND...

4. Sales Experience
The sales team overpromises and misrepresents the reality of living here. Prospective buyers should independently speak with existing residents to understand the actual post-possession experience.
5. Comparison & Alternatives
Considering the premium pricing, buyers would be better served by exploring alternative developers in the area, such as Supreme, who offer comparatively better construction and customer service.
Conclusion:
This project damages the reputation of the Adani brand. Unless management takes urgent steps to address these issues, it will continue to reflect poorly on the company and its leadership.

It is one of the prestigious housing complexes in Pune being developed by the Adani group. This complex is still under construction and will be handed over to the buyers in phases
The location is Koregaon Park Annex which is quite a prime location. It is just the next building to Poonawala Fincorp. The road in front of the complex is a bit congested but work is going on to widen it. Workmanship is excellent and once fully functional, it will be one of the best housing complexes in Pune.
