Updated review after 1 year of stay: The society has deteriorated significantly. The swimming pool is barely operational most of the time, and the gym is very basic for the premium rent being charged. There is constant noise and dust due to ongoing construction, making it difficult to live peacefully. Parking space is too small, and surprisingly there is no proper guest parking even in a so-called premium society. Overall, the rent is unreasonably high considering the poor maintenance and lack of amenities. My review When we shifted here June 2026: Yashwin Orizzonte stands out with its smart layout, ample amenities, and attention to detail. The location in Kharadi-Wagholi is rapidly developing, offering both good connectivity and a peaceful environment. The clubhouse, gym, play areas, and green spaces are well-maintained and family-friendly. The construction quality seems solid, and the builder (Vilas Javdekar) has a good reputation for timely delivery and transparency. What we really liked is the focus on ventilation, natural light, and usable layouts. The community is also vibrant and well-managed. A great choice for end users and investors alike!

DO NOT INVEST IN VJ PROPERTIES YOUR HARD EARNED MONEY. I am writing this as a flat owner at VJ One Avenue, Florence House, Maan Hinjawadi, Pune — a project by Vilas Javdekar (VJ Properties) marketed to investors as a co-living asset with assured rental returns through their operator partner, Stanza Living. Here is what is actually happening on the ground: 🔴 Contracted rent being slashed without consent — Our Leave & License Agreement locks in ₹11,668/month until August 2027. Stanza Living has unilaterally proposed reducing this to ₹8,751, citing low occupancy and operational losses. This is not a request — it is pressure. And it has no legal basis. 🔴 CAM charges being illegally passed to owners — VJ and Stanza Living have their own arrangement for Common Area Maintenance charges. Yet Stanza is attempting to deduct ₹1,300/month per flat from owner payouts. There is no such clause in our agreements. This is a unilateral cost transfer. 🔴 A trap addendum being circulated — Stanza Living drafted and pushed an addendum that would legally bind owners to all the above cuts. Many unsuspecting investors may have already signed. We have refused and placed our objection on record. 🔴 VJ is silent and absent — The Developer, Vilas Javdekar / VJ Properties, bears responsibility for the operator they onboarded and the promises made at the time of sale. They are nowhere to be seen in resolving this dispute. The promise was passive income. The reality is a fight to receive what is contractually owed. If you are considering investing in any project under the VJ Properties / Vilas Javdekar brand — ask yourself: what happens when the operator stops paying? You will be left holding the flat, fighting for your own rent, while the Developer walks away.

It’s newly built society. Good amenities with an indoor gym, football turf and cricket turf. Recommended for families with small kids. Few towers are under construction which makes it little noisy during the day but it is manageable.
