Worst builder and developer in Pune. We purchased three units in the SBH 1 Baner project in 2021 with a promised possession date of December 2022. However, even as we approach the end of 2025, possession has still not been provided. Sales persons who sold units to us giving all the assurances, Kunal Takale and Ranjeet Sutar don't respond now and don't take the responsibility. 1 unit out of 3 was sold as preleased, LOI with confirmed tenant was shown and our money taken with rental to start in JAN 2023 but that LOI was fraud done and even after taking the amount from us, SBH through it's representatives namely Kunal and Ranjeet said tenant has gone now, and we are without the rent receipt since then ie for last 3 years. We are paying the loan installments from our pocket since then on all the units. Because timely possession was not given, we are forced to run our office from another rented place of which extra liability of paying the rent is on us. We strictly advise no one to put even a single rupee of their hard earned money with this Chor builder, as we don't want anyone to suffer at all.

Would recommend to not invest in this project. Their MTM team is dishonest and does not stay on their words. They commit something and later deny outright. Project is delayed by atleast 3 years.

Very very slow progress of work. Continuous extension of possession date.

Pathetic communication from MTM, no progress at all they keep on delaying the project which was supposed to be completed on March 2024, many emloyees have resigned too. No one has any idea when the project will be completed. I had booked one unit and even cancellation is a big mess with no one doing anything.
