The marketing team makes a "convincing plan" regarding payments before buying the house & after buying they force you to pay everything at once by saying they have completed the top floor. WHY shall we pay just because you completed the top floor, when you clearly told us that it will take months to finish it? We were planning the payments according to the so called "months" you told us before buying the house. On TOP of it, you have an AUDACITY to tell us to cancle it? You souldnt have made your SHITTY "convincing payments plan" before if you didnt wanted to deliver. YOU are saying "THE PARK SIDE" will be ready by April 2027?? Seriously? You want me to believe you? LOL!!! You couldn't even deliver RUNWAL AVENUE on time delaying & making people's lives miserable & you want me to trust you on this? GIVE US FULL REFUND THEN, YOU MONEY EATERS!!!! FAKE PEOPLE! FAKE COMMITMENTS !

We purchased a property in Runwal Avenue, Tower K, and our experience so far has been disappointing. At the time of booking in March 2025, we understood from discussions with the sales team that possession was expected around March 2026. Since then, the expected timeline has changed, and we have now been informed that possession is expected in June 2027, which aligns with the RERA possession date. During a conference call with the customer service and sales teams, there appeared to be a difference in communication regarding the expected possession timeline. This was concerning for us as buyers, as timelines discussed during the booking process materially affect purchase decisions. Had the realistic possession timeline been clearly communicated to us upfront, we would have been able to make a more informed decision. Overall, this experience has caused frustration and inconvenience. We hope Runwal provides clearer and more consistent communication to buyers going forward.

Beware of Runwal! A big brand name. Post-booking customer service is not good—they ignore emails and hide information. If you delay payment by 2 days, they charge interest, but they take zero accountability themselves. Their agreements are cleverly designed with hidden traps. Before booking, they treat you great; after they get your money, their behavior changes entirely. Save your hard-earned money and mental peace—do not buy under-construction flats from Runwal!

I provisionally booked an apartment in Runwal Meadows (Tower T8, Unit 3204) and paid a token amount of ₹2,00,000 on 4th April 2026. Due to unforeseen family circumstances, I served a formal cancellation notice via my registered email on 6th April 2026—well within the 15-day cooling-off window under MahaRERA Order No. 56/2024, which mandates a 100% refund with zero deductions. As of today, 20th June 2026, it has been: 75 days since my official cancellation notice. 30 days past the legally mandated 45-day MahaRERA refund window (which expired on May 21st). The Runwal CRM team has been completely unresponsive, failing to provide even a basic email acknowledgment or a cancellation reference number despite four written follow-ups and final ultimatums. Keeping a buyer’s hard-earned money illegally past statutory deadlines shows absolute bad faith. As a corporate professional, I am appalled by this complete failure of internal processes and customer service. I have been forced to escalate this matter and file a formal non-compliance dispute with the MahaRERA Conciliation Forum under Section 18 to recover my principal amount along with penal interest (SBI MCLR + 2%). Advice to perspective buyers: Be incredibly cautious. Getting your money out of Runwal if a deal doesn't work out is an absolute nightmare. They do not respect RERA timelines or customer emails once they have your token.

Dear Runwal Avenue Group, My name is Sherbahadur Kanaujiya. I had booked a flat directly with your company in October 2020, without involving any agent or intermediary. At the time of booking, I was assured that since I was purchasing directly, I would receive the best and lowest price available. I was also informed that possession would be given by 2025 at the latest. However, I am disappointed to state that neither of these commitments appears to have been fulfilled. Recently, I came to know that some bookings were offered at prices as low as Rs. 75 lakhs through intermediaries, whereas I booked my flat for Rs. 83 lakhs directly. This has caused me great concern and disappointment. Further, despite waiting for several years, I have still not received possession of the flat. After almost seven years, I genuinely feel misled and unfairly treated. I request you to kindly review my case, clarify the pricing difference, and provide a clear update regarding possession at the earliest. I hope for a fair and prompt resolution.
