We had a very disappointing experience with L&T Evara Heights. During the booking process, we repeatedly asked whether the property was freehold or leasehold. Despite multiple follow-ups, the information was not clearly communicated upfront and was clarified only much later. It left a bad impression, but we still decided to proceed because of the trust associated with the L&T brand.Unfortunately, things only got worse after that. Due to personal reasons, we had to cancel our booking. As per the Letter of Allotment, the refund was to be processed within 45 days from the date of cancellation intimation. It has now been close to 60 days, and there is still no clarity on when the refund will actually be credited. Last month, we were told the refund would be processed by the end of June. Yesterday, we were informed that it has now been pushed to the end of July. There is no accountability, no proactive communication, and no definite timeline. What is most frustrating is that we are being made to wait for our own money. To make matters worse, it is extremely difficult to get in touch with the assigned Relationship Manager, and getting updates requires constant follow-ups. Overall, this has been a very poor customer experience. It feels like customers are valued only until the booking is completed. I expected much better from a brand like L&T, but this experience has completely eroded my trust. I would think twice before dealing with them again.

1. The land is LEASEHOLD. 2. Sales reps do not have courtesy to talk to potential customers. Even after paying a nominal 50K token elsewhere, I was actually willing to discuss & negotiate a deal (as a second look), however the salesgirl Vinita Yadav had other plans. Upon quoting a budget of around 2.5 cr from my end, her tone changed highly condescending stating "I would not even look at L&T in this budget" and "ok sir you can stay at your place where you have already paid token". Is this the choice of words to convey if something is out of budget ? A simple, polite "sorry sir, but we really don't hv 3 bhk options within that budget" could have sufficed...but maybe dear Vinita thinks that she owns L&T 😑 Utterly disgusting. And just in case if L&T Evara folks are reading this...i actually would have picked the 2.5 bhk 41st floor option that she offered...ONLY HAD SHE BEEN LESS CONDESCENDING & MORE POLITE & HUMANE ON THE CALL. Anyways, thats not my loss !!!

Visited L&T Realty Evara Heights and was impressed with the overall planning and quality. The project has a prime location in Thane with excellent connectivity, and the layouts are spacious and thoughtfully designed. The amenities and open spaces are well planned, and the sales team was professional and informative throughout the visit. The trust associated with L&T Realty and the attention to construction quality make this a promising choice for homebuyers and investors alike

The project offers a good balance of modern amenities, open spaces, and connectivity, making it an excellent option for both self-use and long-term investment.

As much as the property and lay out is good. But it's a leasehold place that too for 30 years only. Can't sell it without NOC from govt. Considering these factors that too for 2030 possesion, better skip it.
