Visited L&T elixir reserve 4bhk, View of Powai lake is stunning. I liked Amenities, they are maximum I have seen in any project. Location is also good..surrounded by lake and arrey ..it should give clean air. There’s a school right at 2 mins distance. I hope the retail outlets they are promising comes up nicely and adequately.

Unfortunately, execution has fallen far short of expectations from a brand like L&T. The flat delivered has multiple shortcomings, including damaged flooring, damp walls, and poorly finished washroom tiling. These are basic quality issues that should never be present at the time of possession. The allotted parking spaces are still not ready for use even after possession handover. The lobby level is filled with debris, making it extremely inconvenient and unsafe for residents to move around. Although the clubhouse OC has been received, the clubhouse itself is not even half completed and is clearly unusable. To make matters worse, during the possession handover, buyers are forced to sign a document stating that they are fully satisfied with the quality and delivery and that they will not raise any concerns afterward. Only after signing this document are the keys handed over. This practice feels coercive, unprofessional, and completely against the trust buyers place in a reputed developer. Overall, the experience has been so unpleasant that one would rather consider buying from a second-grade builder, as that may actually result in a more transparent and respectful handover process. This is certainly not the standard one expects from L&T.
