My experience with Kohinoor Viva Pixel has been extremely disappointing. I booked a flat after being shown the project and the pricing details. However, within approximately two hours of making the booking, I requested cancellation and a refund after reconsidering my decision. Despite repeated follow-up emails and numerous phone calls over the following week, I did not receive a clear written response regarding my cancellation or refund. In many instances, my calls went unanswered or the concerned representatives were unavailable. I also requested that all communication be made through email, but that request was not respected. I was later asked to visit the project site for a discussion, but no one explained what the meeting was about or why it was necessary instead of responding in writing. From my own visit and assessment, I found the surrounding area to be underdeveloped for my expectations. I had concerns about the approach roads, the availability of nearby shops and everyday conveniences, and the street lighting in the surrounding area, particularly after dark. These factors contributed to my decision to cancel the booking. I also came across information indicating that there are legal proceedings related to the project/property, which prompted me to carry out further due diligence. I encourage prospective buyers to independently verify all project documents, MahaRERA records, and any relevant court cases before making a decision. I have retained records of my booking, payment, emails, and follow-up communications. I sincerely hope the company resolves my cancellation and refund promptly and improves its customer service and communication with customers.

I strongly advise people to be very careful before investing in Kohinoor builder’s project. We booked a unit trusting their promises, but till date possession has not been given and there is no clear timeline. The building has been fully constructed for almost 8 months, yet every month we are told the same excuse – “OC has not come” or “Objection Certificate has not come.” There is no transparency and no definite update. The sales team gives false commitments at the time of booking about early possession. Many things they promised verbally are not honored later. Even the project team seems unclear and confused about what is actually happening. They are unable to give proper answers or concrete solutions. There are multiple issues related to delays, documentation, communication, and overall management. After taking almost 95% money before a year their response becomes very slow and unhelpful. Based on our experience, we request future buyers to do thorough due diligence, verify approvals, speak to existing buyers, and not rely only on sales talk. This review is shared purely based on our personal experience so that others do not suffer like us.

Don't trust to their sales team. I have purchased flat almost 2 years back and they have charged 95% by the starting of 2025 and since then, for some unknown reason, possession is delayed. No one have any visibility regarding the development. I wish I could have gone with other developers.

This review is for phase 2 but applicable on phase 1 as well. If you are here to check for the reviews of this project, then let me take you a walk-through of experience you'r gonna have with possession. Initially they will promise you for early possession, by giving the work example of Phase 1 or Viva city. But it's far from the truth. To folks of viva city, they gave the possession exact near to it's RERA date. And they are doing the same to Phase 1 people as well, so brace with your assigned RERA date. CRM team won't even care to reply you over call or mail. In my tower CD, atleast all the floors are sanctioned, but in tower AB, they haven't got the top 2 floors sanctioned yet where they are just 6 months away from RERA date. Don't trust the sales folks, they are good in making fools out of people. But they can't change the facts. Funnier thing is they themselves are rating the project 5 stars on google reviews!! Atleast change your names there xD.. Will update surely here if I hear any thing on possession.

Wrost builder, we have faciing lots of issues in the Kohinoor viva city project, they promised a lot and now nothing has delivered. We are still facing issues with dranage, water, and amenities. Even after 6 months from possision we still dont have dranage, amenities access. You can search in google for Kohinoor viva city and you will get lots of news about the issues. So dont invest your money in this builder project.
