Wagholi lies on the Pune-Ahilyanagar (Nagar) highway beyond Kharadi. It is one of the cheapest places to buy a new 2 or 3 BHK in east Pune, which is why it has seen heavy launches of large townships.
The Line 2B metro extension to Wagholi was approved and gazetted in 2026, but a construction or opening date was not confirmed in what I found; until then the Nagar highway is the only high-capacity link and slows heavily at peak hours.

How these figures are worked out
Yield is yearly rent divided by asking price for each home, on carpet area for both; the figure shown is the median of 8 homes. It is gross: before maintenance, property tax, vacancy and stamp duty. Portals often quote built-up area, so their per sq ft prices run lower than ours for the same home.
It is further from the offices and has thinner social infrastructure, and the metro is only planned. That gap is the price of distance.
The Union Cabinet approved Line 2B (Ramwadi-Wagholi) in 2025 and the alignment was gazetted in May 2026, but no firm opening date was announced in sources I found.
Expect 45 to 75 minutes to Kharadi in the evening. Remote workers and those in Wagholi offices benefit most.
Check MahaRERA registration, past deliveries and any extension filings, since many launches are recent.
The typical asking price is ₹13,979 per sq ft of carpet area, the median of 8 residential homes on PropMatters. That is close to the typical Pune locality (₹13,182). Portals often quote built-up area, so their per sq ft figure for the same home is lower.
Homes listed on PropMatters in Wagholi currently range from ₹55.00 lakh to ₹2.46 crore. The spread reflects configuration, project stage and floor. The most common listings are 3 BHK, Retail Space and Land.
A gross 2.32% a year, in the bottom quarter of Pune. Gross means yearly rent over asking price, before maintenance, property tax, vacancy and stamp duty, so the figure you keep is lower. Rent is about ₹27 per sq ft a month (indicative, from a nearby benchmark or a small sample).
Of 16 homes listed, 16 are under construction. 16 under construction. Ready homes can be rented out at once; under-construction ones usually cost less per sq ft but carry delivery risk, so check the RERA record.
Dhanori (₹10,000 per sq ft), Charholi (₹10,442 per sq ft) and Keshav Nagar (₹12,095 per sq ft) ask less than Wagholi's ₹13,979. Compare commute and social infrastructure, not price alone.
