DANGER !!! SCAMMERS !!!! STRONGLY CAUTION ANYONE CONSIDERING BUYING FROM THIS BUILDER TO THINK TWICE !!

I’m sharing my experience to caution potential buyers about this builder.
It has been over 5 years 4 months , and I still have not received any clear communication or confirmed update regarding possession of my flat. Despite repeated attempts to contact their team, calls are often unanswered, switched off, or disconnected. Even during office visits, I’ve only been given vague assurances with no concrete timelines.
At the time of booking, possession was verbally promised for December 2023. However, during registration, I discovered that the RERA possession date was actually December 2024 — a critical detail that was never disclosed earlier.
By that point, I had already paid the booking amount, 10% of the flat cost with taxes, completed home loan formalities, and eventually paid 90% of the flat cost by March 2024. Despite this, I have been paying substantial EMIs for over 4 years without receiving possession.
There has been a repeated pattern of shifting commitments:
• Assured possession by December 2024
• Then promised September 2025 (also confirmed via email)
• Later, RERA possession extended to December 2025
• Yet, possession is still not delivered
A major concern is also the behaviour of their customer representatives, specifically Ms. PREEETI PANDEY and Mr. RAJENDRA MUSTALA. During my interactions, they were extremely rude and unprofessional. I was subjected to abusive language and threatened me by saying " JAA JO KARNA HAI KARLE". which is completely unacceptable.
Despite sending multiple emails and follow-ups requesting written updates, I have received no response. During one office visit, no representative was available, and on another, I was made to wait for nearly an hour. In a particularly disturbing incident, a bodyguard intimidated me by approaching aggressively and taking me to a closed room on the first floor instead of addressing my concerns transparently.
This ongoing lack of communication, repeated delays, misleading commitments, and intimidating behaviour have caused significant financial and mental distress.
I strongly advise potential buyers to exercise extreme caution, verify all RERA details independently, and avoid relying on verbal promises.

Extremely disappointing experience with Paradigm Realty. Several commitments made during the sales process and reflected in the agreement were not fulfilled at the time of possession.
There were noticeable deviations from the agreed flat plan/layout, and these changes were made without proper communication or transparency. Despite raising concerns with the team, there has been no satisfactory clarification or resolution so far.
Buyers should carefully review all agreement terms, layouts, and commitments before making a purchase decision.

The construction quality by this builder is extremely poor, both in private and SRA buildings. The materials used are substandard, and the finishing work is very disappointing. They make false promises to both chawl residents and private flat owners, but fail to deliver as committed. The builder’s approach to acquiring land is unethical, often misleading people with false assurances. Their service and customer support are unresponsive, showing no accountability once payments are made. Overall, this builder cannot be trusted for either quality or honesty. Strongly not recommended for any housing or redevelopment project. A completely unreliable and deceptive developer.

Paid fully for an apartment at their project Ariana Residency A-Wing, at Borivali west, in 2021. With many excuses and continuous delays, all owners are still waiting for completion and handover of the project. We only hear false promises and fake deadlines!
BE VERY CAREFUL IF YOU WISH TO BUY IN ANY OF THEIR PROJECTS! Very irresponsible behaviour towards their customers!

Living at Zenith has been a great experience. The flat is well-ventilated, and sunlight comes in beautifully during the day. It really feels like home.
