Worst builder below par construction quality. Gera themselves are hiding behind staff. We bought flat from them in plannet of joy. Half work done and asking us to get us only to fix everything

I have invested in two of their projects, and on both occasions I regretted the decision.
Buying a home in India is an emotional decision, but this developer seems to take advantage of that sentiment. They make false commitments while selling flats, and the after-sales service is extremely disappointing. The customer relations team is arrogant and unhelpful.
The construction quality is average at best, and the architectural design feels poorly planned and impractical. Honestly, even local developers without any big brand image or celebrity endorsements can deliver much better homes and customer experience.

It's been a pathetic experience in the past four months with GERA Developer. You call themself an international brand but not living even up to a local builder. The entire chain of association is a Fraud starting from Sales rep to CEO. As per agreement we were supposed to get possession in December 2025(sales committed June 2025) we are almost in May 2026 yet no clue on the possession. When asked for compensation there is a list of excuses and no accountability and professionalism at all.

Extremely disappointed by the behaviour and treatment. After missing the agreement date by 4 months now possession is delayed even more in POJ. Instead of providing compensation to the customers they are giving excuses. All the builders in the area provided compensation except for gera. Think twice before putting your hard earned money. They say there was labour shortage while during same time work was going on their other projects in Kharadi. Not giving compensation to suffering customers shows their true character.

1) Delayed Possession: Disappointed with Gera in delevery of existing flats. I have booked in Gera in May 2022 and possession was June 2025 which is almost 1 year delay. As per Gera agreement date is given June 25 and Rera date is Dec-2025. Now it's Mar-26 and no timeline of flat delivery. Still lot of works has to complete not in ready to move.
2) Poor Planning: As a customer we have paid 97% amount 1.5 year back and still people are living in rented house paying heavy rent and EMI on 97% loan amount. OC is still pending which have no timeline when you will get.
3) Construction Quality: When we booked the flat it was looking good on 3D design. When you actually visit the flat the construction quality is worst. Local builder can give more better quality and material compare to Gera. Local tiles, wooden flooring not good, Kitchen cabinet poor mica choice which nother matching with tiles not kitchen plateform.
4) Misleading and Mis-selling Sales, CRM service: Don't trust on their Sales and CRM team. Both team are aligned only on their invoice and payment when it is generated. Rest other part they both contradictory to each other. Sales team will show the 3D design and tell you we will give this and this bla bla bla. When 200-250 page agreement will come most of things will be missing. And if you signed the agreement without reading each clause and subclause and didn't check the things which Sales team has promised and not written in your agreement then you will not get anything. Because there sales and CRM team change in every 6 months so you cannot hold off anyone. Finally they will abide with the agreement only though you have sent an email to their CRM team for additional things. Not in agreement then will not get though it was agreed during Sales.
5) Poor Architect Design (Seems Architect is C Grade collage passout) : Those are buying the Duplex and Jodi flat (Combine 2 flats in one).
I) Those who thought Gera renowned builder and will have best Architect Design. So SORRY to Say. They have worst Architecture onboard. Those who bought the Jodi flat they got big walls and beams in between of the flat while it's Jodi flat. If people is buying or joining 2 flats that means the flat have big space in either Hall, Kitchen or Dining. But you will not get big space in anyone of them. Not sure whats use to make Jodi flat where it just two 2 bhk flat divided with walls. There is nothing called big and spacious flat.
Also For Jodi flat you are paying double for everything i.e. 2 Electricity meter, 2 flats agreement cost because flats are registered as two flat but you will get one worst design and meterial in kitchen. Kitchen cabinet space is very small not for big family and heavy utensils. No proper space for fridge in Kitchen and washing machine in dry balcony. You can see all drange pipes are coming and going from inside the balcony space only. whether it's Dry or common balcony in your bedroom/hall.
ii) Those who booked the duplex. Duing sales, Sales team said you can build mezzanine floor. Customer don't need any approval from anyone neither Gera or Government. Now Gera is replying that you need to take permission from PMC and Society (once it forms) to build the mezzanine floor. Same above poor design concept available in duplex as well.
6) Home Safety and Fire alarm: Gera is providing the home safety and fire alarm on flat. But Water pipeline which they put for fire safety that is roaming around in all the room which is 1 ft away from the wall and consealed inside the beam.
1) How to cover this pipeline which is 1ft away from the wall and clearly visible.
2) In future when water pipe rusted or damaged/leaked how to fix the pipe which is consealed inaide the beam? Do we will break the beams to put new pipe??
When you raise these concern to Gera CEO or CRM team they will reply which is no sense. Rather than fixing the issue they will give nonsense reply.
Overall Not satisfied with Gera planning, designed and construction quality.
