I invested in a commercial unit with this developer in 2021 and fulfilled all payment obligations on time, including additional charges for documentation services to ensure a smooth process. While the staff initially appeared courteous and responsive, my experience after payment has been deeply disappointing and concerning.
When I reviewed the registered ownership documents, I noticed a small error in the Index II, which I promptly brought to the Developer's attention. I was assured that this error being small, would be rectified within a matter of days. However, despite persistent follow-ups over the past several years through written correspondence, calls, and messages, the corrected original document has not been provided to me as of February 2026. Possession of accurate title documents is a fundamental legal right of a purchaser, and ensuring the correct execution of such documents and handover forms part of a developer’s basic obligations in a transaction of this nature.
After continued silence and inaction by the developer, I visited their office in person to seek clarification. I was informed by a senior representative of the MANAGEMENT, not any employee, but the MANAGEMENT, that the developer is not responsible for the error in my document. My genuine concerns were trivialised and brushed aside and I was told that it is now my responsibility and that I should bear additional costs to fix this error myself. This was surprising, as documentation accuracy was part of the service I had already paid the developer for. During the interaction, another individual from the management, with a complete lack of empathy and basic courtesy, asked me to "get out" of the office rather than address the genuine long-pending concern. Infact, he even directed the security to "Throw me out".
This response and post-sale treatment was unexpected and a complete shock for a customer seeking resolution of a long-pending genuine issue which ought to have been fixed half a decade ago.
In summary, despite full payment and repeated written requests since 2021, I have not received corrected ownership documentation as of February 2026. The absence of resolution, standards of accountability and standards of post-sale support raises serious concerns regarding customer grievance handling and compliance standards.
Prospective buyers should carefully evaluate the standards of operations, customer support, after-sales services and the quality of support and escalation channels. Hope you have a better experience than I did.

Absolutely the worst experience of my life. Completely humiliated and embarrassed in full public by the management.
Purchased a property by paying in full. Wanted a small help from them. But the staff does not respond, does not answer calls and emails and does not bother about a customer once money is received from them.
The staff and management is the worst. No decency on how to talk to a client, no empathy about the issues a client is facing and absolutely no responsibility.
I am highly disappointed with the management and the staff. They are extremely rude, think they are above everyone else and behave as if they are doing the customers a favor.
Extremely horrible experience especially by the Directors of the company. Waited so long to meet them but did not even bother to understand the issue. Just casually asked me to leave their office because they had better things to do. They also shouted and humiliated me when I tried to explain my problem to them.
So many issues even with the quality and standards of construction. They advertise as premium and even charge a premium amount, but it is far from it.
So be careful when you are dealing with them. Based on my experience, do not expect and support, understanding or help from them after sale is completed. Once you pay them money forget about any problems you might face and better to avoid taking this risk. I am suffering.

Unethical practice and rude behaviour by Shubh Developers.
For Flat A -1102, the flat and price was finalised, we shook hands and post that the flat was given away to somebody else on the next day.
We wanted to lodge a detailed complaint but email ids of directors not shared with us.
Such unethical and unprofessional attitude. Not expected. Extremely unscrupulous. Unreliable employees.

UNETHICAL, UNPROFESSIONAL, ARROGANT
I will give reasons for each one of the adjectives mentioned above in detail. I booked a property in one of their projects in advance a few years back in the pre construction time period.
UNETHICAL- They haven't fulfilled their promise even when it was discussed with their team and written in emails. Their sales team presented so much hype, and promised so many things while booking. But in reality after construction not me but many were disappointed. It was supposed to be a premium project, but the budget properties are much better than that. Leave abot the premium aspect, they didn't even fulfill what was their in writing. Their walls are literally hollow (they haven't used any cement in it) . People have reported so many problems like water seepage, poor sanitary wares being used.
UNPROFESSIONAL:- We had booked the property in the Pre construction phase and that is considered as a service to be given by the builder and for which we pay. So ideally they should provide services. But leave services, they didn't even bother informing about their development or intimation regarding any changes. In the entire preconstruction phase their email was only for demand. Even local builders communicate properly with their customers. But it was vice versa, we followed them for various details by visiting the site ( because they didn't pick up the call) . One of the sales representatives allotted the wrong resources to the customer. Even after repeatedly asking them in emails, their team never called back or replied in email. Every time we got answer that they will discuss with promoters and get back. Till date my issues are as it is without any resolution.
ARROGANT:- The promoters are so arrogant, that even when people United, they are not responding to customers even when it is their fault. I have seen with my eyes, one of the promoters behaving rudely to their employees that to be a lady. If the promoters can't respect women leave aspects of humanity, you think what levels of these promoters are . Their own employees have left in the preconstruction time frame. Their own employees have talked and left due their arrogant behaviour. There were only 1 or 2 instances when one of their promoters we got to meet and after waiting for hours , the promoter within 2 minutes left the table without saying anything. They treat customers like beggars and I mean it. Because their attitude is as if they have done some favour by providing property in free. They treat themselves like celebrities. I could name those promoters very well, but I don't want to even give the slightest importance to those , who don't show respect and show arrogance to their stakeholders.
NEVER EVER EVEN BY MISTAKE THINK OF BOOKING PROPERTY WITH THEM. I KNOW YOU HAVE POWER AND MONEY DEAR PROMOTERS, BUT YOU CANNOT BUY RESPECT AND TRUST. INSTEAD OF RECRUITING NEW EMPLOYEES IN YOUR ORG WORK ON EARNING TRUST AND RESPECT FROM YOUR EMPLOYEES AND CUSTOMERS. LAST BUT NOT LEAST FEAR OF AT LEAST GOD. HE IS WATCHING ALL OF US.
