1. Design & Layout — Excellent
The layout planning here is genuinely outstanding. Every unit layout is well-optimized and clearly designed with the homebuyer's daily life in mind — you won't need to look elsewhere for better space planning. Rooms and common areas are thoughtfully placed and functional.
2. Location & Connectivity — Excellent
It is strategically located right near the first metro station of Hinjawadi line, with approachable connectivity to the external ring road and strong local bus access to most parts of Pune from Megapolis circle which is hardly 100 steps away. Project density is on the higher side, but given the location advantages, it's a reasonable trade-off.
3. Post-Agreement Experience — Excellent
The CRM team has been outstanding — cooperative, responsive, and clear in explaining every phase of the process. Special appreciation to Shivkumar and his team for making this journey smooth and well-informed. Sales team is supportive but sometimes not able to respond timely due to getting over occupied in managing prospective buyers.
4. Construction & Possession — Promising (in progress)
Haven't reached this stage yet personally, but feedback from residents at Saheel's other ongoing projects suggests construction is well-planned and on schedule, with good quality standards. Confident about receiving possession within agreed timelines.
5. Pricing & Financing — Room for Improvement
While I'm settled on the final price, the negotiation process could be more transparent and flexible for buyers. I'd also encourage Saheel to expand financing tie-ups with more banks/NBFCs to give buyers better, more competitive options. I feel Rera submitted CLP is bit aggressive for a buyer and no alternate option suggested to me. The agreement terms could be a touch more balanced between builder and buyer interests.
Overall: Strong trust in the Saheel brand, excellent design and CRM support, great location — with constructive scope for improvement in pricing flexibility and financing options.

We had a very good experience with the builder and the entire team. The sales office staff was very helpful, polite, and guided us properly throughout the process. The CRM team was also supportive and always available to answer our queries on time.
The builder has maintained professionalism and transparency from booking till now, which gave us confidence and trust. Overall, we are happy with our decision to purchase the flat and appreciate the efforts of the entire team.

We recently had a very smooth and satisfying experience with Saheel Properties while exploring their Landmarc project in Hinjewadi. From the very first site visit, the sales team was professional and transparent, explaining every detail clearly. The Landmarc project stands out because of its premium location, quality and well-planned amenities. I was particularly impressed by the layout of the apartments and the attention given to modern lifestyle needs. The location in Phase 3 next to Metro station is huge plus—it’s peaceful yet perfectly connected to the IT park. The air quality is also good compared to other places.
